Winter Park is one of the most affluent areas in the central Florida area with many professionals and retirees.  But it did experience some of the pricing drops that happened around the country. Fortunately, it also fared much better than other communities.

As stated before Winter Park is also located very close to the downtown Orlando area and is only minutes away from I-4. This means that not only do you have easy access to the central Florida area but also Tampa and Daytona Beach for a weekend getaway.

According to a 2008 CNN Money review Winter Park is one of the best places to live in the United States because of the lower tax rates and no state income tax. Also Winter Park real estates proximity to many restaurants and over 100 different golf courses.

Enzian Theatre:  a non-profit theatre that plays independent films and once a month plays classic films like Ghostbusters, This is Spinal Tap and others.  They have also host the Orlando Film Festival.

Morse Museum:  The Morse Museum has the largest collection of Tiffany glass in the world and features other artist’s works. 

Also the middle of downtown Winter Park is the actual park that it’s named after.  Once a month the Enzian theatre  will hold an outdoor movie that is free to the public and is family friendly along with outdoor concerts and festivals.  This makes Winter Park worth the investment and even when there is nothing going on it’s still a nice area to walk through and enjoy an afternoon lunch at one of the many café’s and restaurants along Park Ave.

Along with its many golf courses and lakes the area Winter Park has quiet streets that are perfect for going for leisurely bike rides.

Winter Park makes up some of the most exclusive areas to live in because of its good schools, low crime rate and its closeness to downtown Orlando and Interstate 4.  Because of that, real estate tends to skew towards the higher price range compared to other Orlando areas.

In fact Winter Park single family homes average home price sales for the month of January 2011 was $611,168 and condos and villas were an average of $266,655.
